Is there a security deposit and is any of it refundable?
There is not a security deposit required.
What payments are required before move-in?
Prorated rent & risk fee.
How do I apply for an apartment?
You apply online. We are also able to help you with the online application in the office.

What qualifications are needed to apply?
Income must be 2.5 times the rent amount.
What screening criteria do you use for applicants?
No eviction & must pass criminal background check. income must be 2.5x the rent amount.
When is rent due and how can it be paid?
Rent is due by the 1st of each month and is paid online.
Do you offer online rent payment options?
Yes. Rent can be paid online through the Resident Portal.
Are there late fees for rent payments?
Yes.
Do you require a security deposit and how is it handled?
No.
Are utilities inlcuded?
No.
What utilities are included in the rent?

Which utilities are residents responsible for?

What is the smoking policy?
Smoking is not allowed inside the residence and also not within 10 feet of any dwelling.

No. Not within 10 feet of any dwelling.
Are pets allowed, and what is the pet policy?
Yes. There is a maximum of 2 pets allowed. Non-aggressive breeds. There is a monthly pet fee of $25 per pet and a $400 deposit.
Do you have a dog park or pet washing station?
Yes, there is a fenced dog park.
What is the parking situation?
There is free, open parking and paid, reserved parking. You must register your vehicle and guest’s vehicles.
Is parking assigned or open?
Open. You are also able to reserve a paid parking spot.
Are garages or covered parking available?
No.
What is your policy on guests staying overnight?
Their vehicle must be registered as a guest with the resident.
Are there quiet hours or community rules I should know about?
Quiet hours are 10PM – 7AM.
What schools are in the area?
Meadow Creek Elementary, Harwood Junior High & Trinity High School.

The property is located directly off of Hwy 121 & is less than a mile from the intersection of Hwy 121 and Hwy 183.

This is a very walkable/bikeable community.

Yes, there are sidewalks throughout the property.

Yes.
What are the closest options for groceries and dining?
Texas Roadhouse is directly across the road. There are many dining options within walking distance or within a very short drive such as Taco Bell, McDonalds, Oldwest Cafe, Tony’s Pizza & Pasta, KFC, Pizza Hut & Papa John’s. For grocery shopping, Walmart Super Center is a 1 mile drive from the property as well as the brand new HEB that will be opening in 2026.

Washer & Dryer hookups are available in select floorplans. You must provide your own washer and dryer. For floorplans without hookups, there is an onsite laundry facility for your convenience.

There is an onsite laundry facility for residents.

In the laundry facility, the washers and dryers are full-size.
